Excavation + Underpinning Service Areas Across Toronto and the GTA
Every part of Toronto builds differently. Narrow Victorian lots downtown, bungalows in North York, a high water table in south Etobicoke, ravines in Scarborough and industrial parks in Mississauga and Vaughan. Pick your area to see the housing stock, permit office and projects we have built nearby.
Toronto Districts We Serve
Permits through Toronto Building. TRCA regulates most ravines and valleys.
High water table + Kingsway infill
Etobicoke
South Etobicoke sits on sandy soils with groundwater close to the surface, so every dig-out here is designed with drainage and waterproofing from day one rather than as an afterthought.
Mimico, New Toronto, Long Branch, The Kingsway, Islington Village and more
Etobicoke services
Bungalow dig-outs + infill rebuilds
North York
North York bungalows have room for machines that downtown lots do not, which makes dig-outs faster and teardown rebuilds common. We also run 24-hour watermain and sewer response for local property managers.
Willowdale, Bayview Village, Don Mills, Lawrence Park, Bedford Park and more
North York services
Large lots, ravines + industrial
Scarborough
Scarborough mixes roomy residential lots with ravine edges and active industrial land. We bring shoring for slopes near the Bluffs and Highland Creek, and heavy fleet for rail-adjacent earthworks.
Guildwood, Cliffside, Highland Creek, West Hill, Agincourt and more
Scarborough services
Danforth semis + clay laterals
East York
East York basements are often 6 to 7 feet with original clay laterals under the front lawn. We pair underpinning or a dig-out with a camera inspection of the lateral so the drainage is replaced while the yard is already open.
Leaside, Danforth Village, Pape Village, O'Connor-Parkview, Thorncliffe Park and more
East York services
Narrow Victorian lots + heritage
Old Toronto
Old Toronto is where underpinning is hardest and most common: shared walls, heritage brick and side yards a wheelbarrow barely fits through. We plan these jobs around P.Eng party-wall details, conveyor access and a neighbour notice package before the permit is filed.
Leslieville, Riverdale, The Beaches, Trinity-Bellwoods, Little Italy and more
Old Toronto servicesGTA Cities We Serve
Permits through each city's own building department, not Toronto Building.
Warehouse pads + GC subcontract
Mississauga
Mississauga is where most of our industrial pad work happens, near the Pearson logistics corridor. We work under the city's own permit process and Credit Valley Conservation rather than Toronto Building and TRCA.
Port Credit, Malton, Meadowvale, Streetsville, Cooksville and more
Mississauga services
Subdivision prep + plant work
Vaughan
Vaughan work leans to new construction: subdivision site prep, custom-home foundations and plant expansions in Concord, built under the City of Vaughan's permit process.
Woodbridge, Maple, Kleinburg, Concord, Thornhill (Vaughan) and more
Vaughan services
Custom homes + Unionville heritage
Markham
Markham lots usually allow full-size machines, so custom-home foundations and knock-down rebuilds move quickly, while Unionville's heritage districts call for the same care we bring to downtown Toronto.
Unionville, Markham Village, Thornhill (Markham), Cornell, Berczy Village and more

Service Area Questions
Which areas does Pro Excavation Toronto serve?
All of the City of Toronto, including Old Toronto, East York, North York, Etobicoke and Scarborough, plus the GTA catchment of Mississauga, Vaughan, Markham and Oakville. Industrial and commercial projects can go further across the GTA.
Do permits differ outside Toronto?
Yes. Toronto projects go through Toronto Building. Mississauga, Vaughan and Markham each have their own building departments, and conservation authority rules differ, with TRCA covering most of Toronto, Vaughan and Markham and Credit Valley Conservation covering much of Mississauga. Our expeditor handles each.
How fast can you visit my site?
Within 48 hours for planned work anywhere we serve, with a written quote within 24 hours after. Emergency water and sewer breaks in Toronto get a crew on site within 4 hours.
My neighbourhood is not listed. Do you still cover it?
Almost certainly. The eight area pages cover the districts where we work most, but we take projects across every Toronto neighbourhood and most of the GTA. Call or request a site visit and we will confirm.
