Underpinning and Excavation in East York, From Danforth Semis to Leaside

Pro Excavation Toronto provides underpinning, basement excavation and demolition throughout East York, backed by 22+ years combined Toronto excavation and underpinning experience. North of the Danforth and east of the Don Valley, the area is a patchwork of compact Victorian and Edwardian semis, 1920s and 1930s brick bungalows and Leaside's larger detached homes. Party-wall underpinning is routine here, and so are tired clay sewer laterals running beside gas services under small front lawns.

Basement or Sewer Trouble in East York?

Low bungalow basement with a tired clay lateral out front

Headroom is barely 6 ft 6 in, the floor drain backs up after heavy rain, and the plumber says the line under the lawn is cracked.

Why it happens here: Much of the bungalow stock went up for returning veterans after the Second World War, and the original clay laterals and shallow footings have not been touched since.

How we fix it: We pair underpinning with a camera inspection, then replace the lateral by hydrovac while the yard is already open, so you only dig once.

Plan rejected on first submission

Underpinning and deep excavation are structural work. Drawings without an Ontario P.Eng stamp, a 1.2 m pin sequence and shoring details come back from Toronto Building, East York Civic Centre for revisions, which can add 6 to 10 weeks.

Neighbour objection mid-project

Shared walls and tight side yards mean the neighbour is part of the job. Skip the notice package and condition survey, and a complaint or variance objection can stop work for months.

A live utility strike

Gas, hydro, water and telecom lines run under almost every yard. Digging without Ontario One Call locates and hydrovac daylighting risks a strike that costs $15K to $120K and shuts the site down.

Excavation Know-How for East York Semis and Bungalows

East York basements are often 6 to 7 feet with original clay laterals under the front lawn. We pair underpinning or a dig-out with a camera inspection of the lateral so the drainage is replaced while the yard is already open.

Underpinning and Lateral Work We Do Here

The services clients here ask us for most, listed by how often local conditions call for them. Every one is quoted in writing within 24 hours of the site visit.

Underpinning

$30K-$200K

We lower Toronto basements below the existing footing in engineered 1.2 m pins, so a 6 ft 10 in basement becomes 9 or 10 feet of legal living space. Marko Pavlovic P.Eng stamps every sequence to OBC Part 4 before the permit goes in, our expeditor carries the file through Toronto Building and the Committee of Adjustment, and hydrovac daylighting clears Toronto Hydro and Enbridge lines first. Each pin is inspected before the next is poured, which means your party wall and your neighbour stay protected.

Leslieville semi lowered from 6 ft 10 in to 9 ft 4 in, finished 3 weeks ahead of schedule ($142K).

We repair and replace private sewer laterals and water services across Toronto, and we answer emergencies around the clock. When a watermain bursts or a sewer backs up, a crew is on site within 4 hours with a hydrovac to expose the break without cutting other lines. A camera inspection tells us whether trenchless bursting or lining will work, which saves your driveway, or whether open-cut is needed, and we bill your insurer directly where coverage applies.

North York burst watermain: on-site in 3 hours Sunday, trenchless repair by Tuesday ($28K).

Hydro Excavation

$1.5K-$15K

We use our own hydrovac truck to expose buried utilities with pressurized water and vacuum, so nobody guesses where a gas main or hydro feeder sits. Ontario One Call marks can be off by a metre or more, and private lines are not marked at all. Daylighting confirms exact depth and position before any bucket digs, which is why we run it on our own underpinning and industrial jobs and why contractors hire the unit for potholing and slot trenching.

East York hydrovac located a failed sewer lateral beside an Enbridge line, repaired without a strike ($18K).

We remove the slab and soil inside your existing basement, or dig a new-build basement from grade, so you gain the height for a family room or a legal second suite. On narrow Toronto lots we work through side yards under 1 m with conveyors and mini-excavators, stage soil in permitted bins and haul it off daily. Every dig-out is paired with the structural method our P.Eng specifies, then finished with weeping tile, clear stone, XPS and a new slab, which means one contractor owns the whole hole.

Getting Around Danforth and Leaside Streets

Streets here are quieter than downtown but the lots are just as tight. Semis around Pape Village and Danforth Village often share a mutual drive or have under a metre between houses, and many bungalows sit close to the sidewalk with the gas meter right beside the front walk.

  • Compact machines and conveyors for semis and row houses, mini-excavators for bungalows with a driveway.
  • Bins on driveways where we can, to avoid street occupancy permits; where the bin goes on the road, we file the permit.
  • Hydrovac first on every front-yard dig, because gas services and clay laterals run within a hand-width of each other on these lots.
  • Leaside logistics differ: wider lots and larger homes mean knock-down rebuilds and full-size machines, with careful truck routing on residential streets.

From the Don Valley Parkway and the Danforth, our crews reach any address between the Don and Victoria Park Avenue quickly, and site visits are booked within 48 hours.

Semis, Bungalows and Leaside Rebuilds

We work on three very different house types here:

  • Victorian and Edwardian semis south of O'Connor and around the Danforth, with brick foundations, shared party walls and basements of 6 ft 6 in to 7 ft. Party-wall underpinning with a neighbour condition survey is standard.
  • 1920s to 1940s brick bungalows in Woodbine-Lumsden, O'Connor-Parkview and around Cosburn. Basements are low and often have a dirt or thin concrete floor. Dig-outs with underpinning or a bench footing work well, and the clay lateral under the front lawn is usually due for replacement.
  • Leaside detached homes and rebuilds, where owners either underpin a 1930s house or knock it down and rebuild with a deeper basement. That is where our demolition excavation service and neighbour shoring come in.

Across all three, original clay sewer laterals are the hidden problem. Roots, cracked joints and sags cause backups, so we offer a camera inspection with every dig-out.

Permits, Party Walls and the City Lateral

Permits are processed by Toronto Building, with the East York Civic Centre district office handling much of the local work. A few local issues come up often.

Party walls. Underpinning a semi affects the neighbour's footing, so we send a notice package, survey their side and schedule within Toronto Noise By-law hours.

Don Valley ravine edges. Homes backing onto the Don Valley, Taylor Creek or the ravines around Thorncliffe may sit within TRCA regulated areas. Exterior work, walkouts and grading near the slope can need a TRCA permit.

Private vs City lateral. In Toronto the homeowner owns the sewer lateral to the property line and the City owns the rest. When our camera finds a break on the City side, we report it to Toronto Water so both halves are fixed. A plumbing permit covers the private side.

Leaside variances. Rebuilds and additions in Leaside often need Committee of Adjustment variances for height or coverage, and we coordinate demolition timing with the hearing.

Clay, Ravines and Old Drains

Most of the area sits on firm clay till, which is good news for underpinning because pin excavations stand well. Near the Don Valley and Taylor Creek ravines the ground can include old fill and steeper slopes, which call for engineering review before exterior excavation. The bigger local issue is drainage: original clay weeping tile and laterals are 80 to 100 years old on many streets. On our $18K lateral job, the collapsed clay pipe ran right beside an Enbridge gas service, and hydrovac daylighting is the only reason it was replaced without a strike.

Why Danforth and Leaside Owners Choose Us

  • Party-wall underpinning for semis with neighbour condition surveys
  • Our own hydrovac for every front-yard lateral and dig
  • Camera inspection and lateral replacement during dig-outs
  • TRCA awareness for homes backing onto the Don Valley
  • Leaside knock-down rebuilds with demolition and dig under one contract
  • Written fixed-price quote within 24 hours of the site visit

The quote went out 22 hours after the site visit. Pins were poured in engineered 1.2 m sequences with an inspection at each set, then the exterior was waterproofed and new weeping tile installed. The basement went from 6 ft 10 in to 9 ft 4 in and the job wrapped three weeks early.

Basement dig-out in a 1920s Riverdale semi with party-wall underpinning pins exposed Residential $186K

Riverdale, Old Toronto

Heritage Semi Dig-Out + Party-Wall Underpinning

The party wall was underpinned in short engineered sections with a condition survey of the neighbour's side before and after. Soil left through a conveyor so no heavy machine touched the heritage brick. The finished basement has 10 ft ceilings, a new slab, weeping tile and XPS insulation.

What Our Clients Say

"The sewer lateral had collapsed right beside the gas line. Their hydrovac exposed both without a scratch on the Enbridge pipe, then they replaced the lateral and restored the front lawn. Written quote the next morning, finished in two days, and the paperwork was ready for my adjuster."

Linda H.

Project value $18K

"Knock-down rebuild in Leaside with a tight lot and a nervous neighbour on both sides. One contractor did the disconnects, the demolition, the old footing removal and the new foundation dig, so there was no gap between trades. They shored the east side to the P.Eng design, kept to Noise By-law hours and washed the road every afternoon. We handed the hole to our forming crew nine days ahead of schedule, and the city inspector signed off without a single comment."

East York Excavation FAQs

How much does underpinning cost in East York?

Underpinning here usually costs $30K to $150K. Bungalows with good access sit at the lower end; semis with party walls and conveyor access sit higher. Leaside homes with larger footprints can go above that. We send a written quote within 24 hours of the site visit.

How much does sewer lateral replacement cost?

Most private-side lateral replacements cost $15K to $35K, with trenchless lining or spot repair often $8K to $18K. Our East York hydrovac and lateral replacement beside a gas line was $18K, including restoring the front lawn.

Do you check the sewer lateral during a dig-out?

Yes. We offer a camera inspection with every dig-out because so many original clay laterals in the area are failing. Replacing it while the basement floor is open is far cheaper than doing it later.

My house backs onto the Don Valley. Do I need a TRCA permit?

Possibly. Properties near the Don Valley, Taylor Creek and other ravines can fall inside TRCA regulated areas. Interior underpinning usually does not need one, but walkouts, grading and exterior excavation near the slope may. We look up the regulation limits for your address before quoting any walkout.

Can you underpin one half of a semi?

Yes. Most of our semi projects lower one side. The party-wall footing is underpinned in short engineered sections, and we survey and monitor the neighbour's side so their house is protected.

Do you do knock-down rebuilds in Leaside?

Yes. Most Leaside housing went up after the 1927 Leaside Viaduct and the Second World War, and many of those homes are now being replaced. Our demolition excavation service takes the old house down, removes the footings and digs the new foundation under one contract, with shoring where the new basement is deeper than the neighbour's.

How fast can you respond to a sewer backup?

Our 24-hour emergency line puts a crew and hydrovac on site within 4 hours, and the Don Valley Parkway gets us to Pape Village or Leaside quickly.

Are post-war bungalows here worth underpinning?

Usually, yes. Many were built for returning Second World War veterans with low basements on shallow footings, and many owners have since added a second floor. Underpinning adds the missing height below, and our P.Eng checks that the new footing carries the added storey.
