Pad or Dock Delays in Mississauga?

Soft subgrade under a pad near Pearson

The slab contractor is booked, but the subgrade pumps under a loaded truck and the level check keeps failing.

Why it happens here: Pearson logged a record 126 mm in a single day in 2013, and pads around the airport sit on ground that softens fast when water has nowhere to go.

How we fix it: Our industrial excavation crews proof-roll the subgrade, dig out soft pockets and place granular in tested lifts, with Proctor results reported the same day.

Plan rejected on first submission

Underpinning and deep excavation are structural work. Drawings without an Ontario P.Eng stamp, a 1.2 m pin sequence and shoring details come back from City of Mississauga Building Division for revisions, which can add 6 to 10 weeks.

Neighbour objection mid-project

Shared walls and tight side yards mean the neighbour is part of the job. Skip the notice package and condition survey, and a complaint or variance objection can stop work for months.

A live utility strike

Gas, hydro, water and telecom lines run under almost every yard. Digging without Ontario One Call locates and hydrovac daylighting risks a strike that costs $15K to $120K and shuts the site down.

Mississauga Excavation for Logistics Parks and Lakeshore Homes

Mississauga is where most of our industrial pad work happens, near the Pearson logistics corridor. We work under the city's own permit process and Credit Valley Conservation rather than Toronto Building and TRCA.

Industrial, Commercial and Residential Excavation

The services clients here ask us for most, listed by how often local conditions call for them. Every one is quoted in writing within 24 hours of the site visit.

We prepare industrial sites across the GTA for warehouses, plants, loading docks and rail-adjacent yards, at $100K to $2M scale. Our 10-ton class excavators, articulated dump trucks and hydrovac are owned, so mobilization is fast and there is no rental markup. Pads are built to P.Eng drawings with proof-rolled subgrade and Proctor-tested Granular B and A, and brownfield soil is tracked under O. Reg. 406/19, which means your MOECP file stays clean.

We turn raw or cleared land into a build-ready site for new homes, subdivisions, commercial pads and plants across the GTA. Work starts with clearing, topsoil stripping and erosion controls, then cut and fill to the engineer's grades with fill compacted in lifts and density tested. We aim to balance the site so less soil moves on or off, which is usually the biggest cost lever, and near ravines we work within TRCA permit conditions.

Scarborough rail-adjacent earthworks with brownfield soil haul under O. Reg. 406/19 ($420K).

We run bulk excavation for multi-unit residential, low-rise and mid-rise commercial projects across Toronto, where lot lines are tight and neighbours sit close. Our P.Eng coordinates the earth retention design, from soldier piles and lagging to rakers and tiebacks, so each lift is dug and inspected in sequence under OBC Part 4. Dewatering, Sewer Use By-law discharge and O. Reg. 406/19 soil tracking are handled in-house, which means developers get one fixed-price scope.

We excavate foundations for custom homes, laneway houses and additions across Toronto, digging to the footing depth your drawings and the 1.2 m frost line require. Our crew works from surveyed layout stakes, cuts the over-dig your forming trade needs, and benches or shores to O. Reg. 213/91 and the P.Eng design. Ontario One Call locates and hydrovac daylighting come before the bucket, and GCs get same-day call-backs, which means the forming crew starts on the day you planned.

Logistics Corridor Know-How

Industrial work here lives and dies by logistics.

  • Pearson corridor access. Sites near the airport, Malton and the Gateway area sit beside the 401, 427, 409 and 410, which keeps our trucks and articulated haulers moving between site, quarries and receiving sites.
  • Live shipping operations. Most of our pad and dock projects happen beside buildings that keep shipping. On our 28,000 sq ft warehouse pad, truck traffic was phased around shipping windows so the building never lost a dock door.
  • Owned fleet. Our 10-ton class excavators and dump trucks were on that site the week after award, something the owner's previous contractor never managed with rented equipment.
  • Residential work in Port Credit, Streetsville and Cooksville uses the same compact machines and conveyors we run in Toronto.

Site visits from Port Credit to Malton are booked within 48 hours, with proposals 24 hours after.

Warehouses, Docks and 1960s-80s Homes

Our work here splits between industrial clients and homeowners.

  • Warehouse and distribution pads. Proof-rolled subgrade, Granular B and A in lifts, Proctor testing on every lift and reports to the owner the same day. The pad has to pass the slab contractor's level check the first time, and ours did, with no change orders on a $1.1M job.
  • Loading docks and yard expansions for existing buildings, phased so operations continue.
  • GC subcontract work on commercial and multi-unit projects, where general contractors need an excavation and shoring sub who shows up and stamps the drawings.
  • 1960s to 1980s detached homes in Streetsville, Cooksville, Meadowvale and Port Credit, where owners underpin for height, waterproof wet basements or rebuild.

Industrial owners get P.Eng stamped drawings, BCIN Part 4 qualified oversight and a fixed-price contract with a 5-stage draw schedule that lines up with capital approvals.

City of Mississauga, Peel and Credit Valley Conservation

This is outside the City of Toronto, so the approvals are different.

City of Mississauga Building Division. Building, demolition and excavation-related permits are issued by the city, not Toronto Building. Plan review, inspection booking and zoning rules follow the city's own processes, which our expeditor handles.

Region of Peel. Water and wastewater connections and some servicing approvals involve the Region of Peel rather than Toronto Water.

Credit Valley Conservation. Much of the city, including areas along the Credit River and Etobicoke Creek, is regulated by Credit Valley Conservation or TRCA. Work in regulated areas needs a permit from the right authority.

Excess soil. O. Reg. 406/19 applies province-wide, so industrial projects need soil planning, sampling where required and load tracking.

Industrial Subgrade and the Credit Valley

Much of the industrial land here sits on clay till that makes a good subgrade once soft pockets are found and replaced, which is what proof-rolling is for. Along the Credit River valley and near Lake Ontario in Port Credit, soils are sandier and groundwater is higher, affecting basements and deep excavations. Older industrial sites can carry fill from earlier uses, so soil is characterized before it moves.

Warehouse pad site prep in Mississauga with an excavator and dump truck placing compacted granular base Industrial $1.1M

Mississauga

28,000 sq ft Warehouse Pad + Loading Dock

We stripped and proof-rolled the subgrade, replaced soft pockets, then placed Granular B and A in lifts with Proctor testing on every lift. Two loading dock pits were excavated and backfilled in phases so the existing building never lost a shipping door. Fixed-price contract, P.Eng stamped drawings, zero change orders.

Shored pipe gallery trench at an operating industrial plant in Vaughan with a hydrovac truck on site Industrial $680K

Vaughan

Every existing line was daylighted by hydrovac before the first cut. The pipe gallery trench was shored to the P.Eng design and dug in shifts around production. Excess soil was sampled and tracked by a Qualified Person under O. Reg. 406/19, and the gallery was handed to the mechanical contractor two days early.

Exterior basement waterproofing in Etobicoke with membrane, dimple board and new weeping tile Residential $45K

Etobicoke

Basement Excavation + Exterior Waterproofing

The basement flooded every spring because groundwater sits close to the surface near Lake Ontario. We excavated the exterior, installed an elastomeric membrane, dimple board, new weeping tile and clear stone, and added a sump. Fixed price, and the house stayed dry through the next spring melt.

What Our Clients Say

"We needed a 28,000 sq ft warehouse pad and two loading docks built while the existing building kept shipping. Pro Excavation Toronto gave us a fixed-price contract with P.Eng stamped drawings before we signed, and the 5-stage draw schedule matched our capital approvals. Their own 10-ton machines and dump trucks were on site the week after award, which our previous contractor never managed with rented gear. Every granular lift was Proctor tested and the reports landed in my inbox the same day. Truck traffic was phased around our shipping windows so we never lost a dock door. The pad passed the slab contractor's level check first time, with not one change order on a $1.1M job."

Pat M.

Facilities Director, GTA distribution warehouse, Mississauga

Project value $1.1M

"Digging a pipe gallery through an operating plant is a nightmare if the contractor does not plan. Marko's team hydrovac daylighted every line before the first cut, shored the trench to the P.Eng design and worked in shifts around our production schedule. The MOECP paperwork for excess soil was handled by their Qualified Person, so our environmental lead had nothing to chase. Union-ready crew, clean site every evening, and the gallery was ready for the mechanical contractor two days early."

Rob T.

Plant Manager, food processing facility, Vaughan

Project value $680K

"Rail-adjacent earthworks on a brownfield lot with impacted soil. They segregated and tested the soil, tracked every load under O. Reg. 406/19 and kept the haul records clean for our MOECP file. Cut and fill came in more balanced than the civil estimate, which saved real money on export. Their superintendent sent photo reports daily, and the fixed price held to the dollar."

Mississauga Excavation FAQs

Do you do warehouse pads in Mississauga?

Yes. Our largest recent project was a 28,000 sq ft warehouse pad and two loading docks for $1.1M on a fixed-price contract, with every lift Proctor tested and no change orders.

Which permit office do you deal with in Mississauga?

The City of Mississauga Building Division, not Toronto Building. Servicing may involve the Region of Peel, and regulated areas fall under Credit Valley Conservation or TRCA. Our expeditor handles each.

Can you work while our warehouse keeps shipping?

Yes. We phase truck traffic and work zones around your shipping windows and dock doors, as we did on our Mississauga pad project where the building never lost a door.

Do you subcontract to general contractors?

Yes. We provide excavation, shoring and site prep as a subcontractor, with P.Eng stamped temporary works, WSIB clearance, $5M liability and same-day call-backs.

Do you do residential work in Port Credit and Streetsville?

Yes. Underpinning, basement dig-outs, waterproofing and foundation excavation for 1960s to 1980s homes in Port Credit, Streetsville, Cooksville and Meadowvale.

How do you handle excess soil on industrial sites?

Under O. Reg. 406/19 we plan soil destinations, coordinate sampling with a Qualified Person where required and track every load for the MOECP file.

How quickly can you mobilize?

Usually within one to two weeks of award, because our fleet is owned. On the warehouse pad job, machines were on site the week after award.

Does the 2013 Pearson storm still matter for site work?

It set the bar. Pearson recorded 126 mm of rain on July 8, 2013, a one-day record, and basements flooded across the west end. We size site drainage, sumps and temporary dewatering for storms like that and protect open subgrade before heavy rain.
