Excavation in Vaughan: Site Prep, Custom-Home Foundations and Plant Work

Pro Excavation Toronto provides engineered excavation, shoring and underpinning throughout Vaughan, backed by 22+ years combined Toronto excavation and underpinning experience. The city has grown faster than almost any other in the GTA. Woodbridge, Maple and Kleinburg keep adding custom homes and subdivisions, and Concord and the Highway 7 corridor hold a large industrial base. That means site preparation, foundation excavation and plant work, with a growing amount of underpinning in older Woodbridge homes.

Site Prep Pressure in Vaughan? We Can Help

Trenching through a plant that cannot stop running

The expansion needs a new trench or pipe gallery, but production lines, forklifts and buried services all sit right where the cut has to go.

Why it happens here: Manufacturing is about a fifth of local employment, and most of the Concord and Highway 7 plants are expanding while they keep operating.

How we fix it: We daylight every line by hydrovac, shore the trench to a P.Eng design and phase the site preparation in shifts around your production schedule.

Plan rejected on first submission

Underpinning and deep excavation are structural work. Drawings without an Ontario P.Eng stamp, a 1.2 m pin sequence and shoring details come back from City of Vaughan Building Standards for revisions, which can add 6 to 10 weeks.

Neighbour objection mid-project

Shared walls and tight side yards mean the neighbour is part of the job. Skip the notice package and condition survey, and a complaint or variance objection can stop work for months.

A live utility strike

Gas, hydro, water and telecom lines run under almost every yard. Digging without Ontario One Call locates and hydrovac daylighting risks a strike that costs $15K to $120K and shuts the site down.

Vaughan Excavation for a Fast-Growing City

Vaughan work leans to new construction: subdivision site prep, custom-home foundations and plant expansions in Concord, built under the City of Vaughan's permit process.

Site Prep, Foundations and Plant Excavation

The services clients here ask us for most, listed by how often local conditions call for them. Every one is quoted in writing within 24 hours of the site visit.

We turn raw or cleared land into a build-ready site for new homes, subdivisions, commercial pads and plants across the GTA. Work starts with clearing, topsoil stripping and erosion controls, then cut and fill to the engineer's grades with fill compacted in lifts and density tested. We aim to balance the site so less soil moves on or off, which is usually the biggest cost lever, and near ravines we work within TRCA permit conditions.

Scarborough rail-adjacent earthworks with brownfield soil haul under O. Reg. 406/19 ($420K).

We prepare industrial sites across the GTA for warehouses, plants, loading docks and rail-adjacent yards, at $100K to $2M scale. Our 10-ton class excavators, articulated dump trucks and hydrovac are owned, so mobilization is fast and there is no rental markup. Pads are built to P.Eng drawings with proof-rolled subgrade and Proctor-tested Granular B and A, and brownfield soil is tracked under O. Reg. 406/19, which means your MOECP file stays clean.

Hydro Excavation

$1.5K-$15K

We use our own hydrovac truck to expose buried utilities with pressurized water and vacuum, so nobody guesses where a gas main or hydro feeder sits. Ontario One Call marks can be off by a metre or more, and private lines are not marked at all. Daylighting confirms exact depth and position before any bucket digs, which is why we run it on our own underpinning and industrial jobs and why contractors hire the unit for potholing and slot trenching.

We excavate foundations for custom homes, laneway houses and additions across Toronto, digging to the footing depth your drawings and the 1.2 m frost line require. Our crew works from surveyed layout stakes, cuts the over-dig your forming trade needs, and benches or shores to O. Reg. 213/91 and the P.Eng design. Ontario One Call locates and hydrovac daylighting come before the bucket, and GCs get same-day call-backs, which means the forming crew starts on the day you planned.

Building Fast in a Growing City

Projects here tend to be bigger and more open than Toronto infill, but they come with their own pressures.

  • Subdivision and custom-home sites in Woodbridge, Maple and Kleinburg need clearing, topsoil stripping, cut and fill and foundation digs on builder schedules.
  • Industrial sites in Concord and along Highway 7 are often operating plants. On our $680K plant project, we dug a pipe gallery through a live food processing plant in shifts around production.
  • Highway access via the 400, 407 and 7 keeps trucks moving between sites, quarries and receiving sites, which matters when earth volumes are large.
  • Erosion and sediment control is closely watched on development sites here, so silt fence, mud mats and street sweeping are in place before the first cut.

Site visits from Woodbridge to Kleinburg are booked within 48 hours.

Subdivisions, Custom Homes and Concord Plants

Our work here falls into three groups:

  • Site preparation for subdivision phases and custom-home lots, balancing cut and fill to keep trucking down and compacting fill in tested lifts.
  • Foundation excavation for large custom homes in Kleinburg, Maple and Woodbridge, dug to the drawings with over-dig for forming and backfill after the walls.
  • Industrial plant work in Concord, the Vaughan Metropolitan Centre area and along Highway 7: pads, trenches and pipe galleries. On that plant job, every existing line was hydrovac daylighted before the first cut, the trench was shored to the P.Eng design, and excess soil was handled by a Qualified Person so the plant's environmental lead had nothing to chase.

Older Woodbridge homes from the 1970s and 1980s also call for underpinning and waterproofing, using the same methods we run in Toronto.

City of Vaughan, York Region and TRCA

The city is outside Toronto, so the approvals differ.

City of Vaughan Building Standards issues building, demolition and related permits. Our expeditor manages applications and inspections.

York Region is involved in regional roads, water and wastewater servicing on many projects.

TRCA regulates land along the Humber River East Branch, the Don headwaters and their tributaries in the city. Site prep and grading in regulated areas need a TRCA permit, often with timing limits and extra sediment controls.

Erosion and sediment control plans are reviewed and inspected on development sites.

Excess soil under O. Reg. 406/19 applies to all projects; for larger sites we prepare soil management and tracking.

Clay Uplands and the Humber Valleys

Most of the development land here sits on clay till uplands that make good fill and stable foundations when compacted properly. The Humber River East Branch and its tributary valleys cut through the city, bringing slopes, softer soils and TRCA regulation. On former farmland, topsoil can be deep, which affects stripping volumes and the earth balance.

Why Builders and Plant Managers Choose Us

  • Cut and fill balanced before pricing to cut trucking costs
  • Custom-home foundations dug to drawings on builder schedules
  • Live-plant trenching with hydrovac daylighting and stamped shoring
  • TRCA and York Region experience on development sites
  • Qualified Person soil handling under O. Reg. 406/19
  • Written fixed-price proposal within 24 hours of the site review

Shored pipe gallery trench at an operating industrial plant in Vaughan with a hydrovac truck on site Industrial $680K

Vaughan

Every existing line was daylighted by hydrovac before the first cut. The pipe gallery trench was shored to the P.Eng design and dug in shifts around production. Excess soil was sampled and tracked by a Qualified Person under O. Reg. 406/19, and the gallery was handed to the mechanical contractor two days early.

Warehouse pad site prep in Mississauga with an excavator and dump truck placing compacted granular base Industrial $1.1M

Mississauga

28,000 sq ft Warehouse Pad + Loading Dock

We stripped and proof-rolled the subgrade, replaced soft pockets, then placed Granular B and A in lifts with Proctor testing on every lift. Two loading dock pits were excavated and backfilled in phases so the existing building never lost a shipping door. Fixed-price contract, P.Eng stamped drawings, zero change orders.

Rail-adjacent earthworks in Scarborough with graded benches and lined soil stockpiles Industrial $420K

Scarborough

Rail-Adjacent Earthworks + Brownfield Soil Haul

Impacted soil was segregated, stockpiled on liners and tested before export, with every load tracked for the MOECP file. Cut and fill was balanced on site beyond the civil estimate, which cut export volume and cost. Work beside the rail corridor followed the railway setback and flagging requirements.

What Our Clients Say

"Digging a pipe gallery through an operating plant is a nightmare if the contractor does not plan. Marko's team hydrovac daylighted every line before the first cut, shored the trench to the P.Eng design and worked in shifts around our production schedule. The MOECP paperwork for excess soil was handled by their Qualified Person, so our environmental lead had nothing to chase. Union-ready crew, clean site every evening, and the gallery was ready for the mechanical contractor two days early."

Rob T.

Plant Manager, food processing facility, Vaughan

Project value $680K

"We needed a 28,000 sq ft warehouse pad and two loading docks built while the existing building kept shipping. Pro Excavation Toronto gave us a fixed-price contract with P.Eng stamped drawings before we signed, and the 5-stage draw schedule matched our capital approvals. Their own 10-ton machines and dump trucks were on site the week after award, which our previous contractor never managed with rented gear. Every granular lift was Proctor tested and the reports landed in my inbox the same day. Truck traffic was phased around our shipping windows so we never lost a dock door. The pad passed the slab contractor's level check first time, with not one change order on a $1.1M job."

Pat M.

Facilities Director, GTA distribution warehouse, Mississauga

Project value $1.1M

"Rail-adjacent earthworks on a brownfield lot with impacted soil. They segregated and tested the soil, tracked every load under O. Reg. 406/19 and kept the haul records clean for our MOECP file. Cut and fill came in more balanced than the civil estimate, which saved real money on export. Their superintendent sent photo reports daily, and the fixed price held to the dollar."

Vaughan Site Prep and Excavation Questions

Do you do subdivision site prep in Vaughan?

Yes. Clearing, topsoil stripping, cut and fill, compaction testing, erosion control and stormwater, with the earth balance calculated before we price.

What was your plant site prep project?

Plant site prep with a pipe gallery at an operating food processing facility, $680K. We daylighted every line, shored the trench to the P.Eng design, worked in shifts around production and handed it over two days early.

Which permit office handles Vaughan projects?

City of Vaughan Building Standards, with York Region for regional servicing and TRCA for regulated areas.

Do you dig custom-home foundations in Kleinburg and Maple?

Yes. We dig to the survey stakes and drawings, cut the over-dig for forming, and come back to backfill once the walls are poured.

Do I need a TRCA permit near the Humber East Branch?

If the site is in a regulated area, likely yes for grading and excavation. Since April 1, 2024, those permits fall under Ontario Regulation 41/24, and TRCA often adds timing limits and sediment controls. We confirm the limits before we price.

Can you work inside an operating plant?

Yes. We plan phasing with your operations team, fence work zones, daylight services and provide union-ready crews where required.

Do you underpin older Woodbridge homes?

Yes. Underpinning, dig-outs and waterproofing for 1970s and 1980s homes follow the same P.Eng stamped process we use in Toronto.

Why is so much site prep happening here?

Vaughan was the fastest-growing municipality in Ontario from 1996 to 2006 and reached 323,103 residents in 2021, and manufacturing still makes up about 22% of local jobs. That growth keeps subdivisions, custom homes and plant expansions moving, and each needs clearing, cut and fill and tested compaction.
