Dig-Out Delays in North York? Here Is Why

Mature tree in the way of a bungalow dig-out

The 1950s bungalow has a wide driveway that is perfect for a machine, but a big maple or oak sits right where the excavator needs to pass.

Why it happens here: Lots built during the 1950s boom now carry trees well over the 30 cm diameter that triggers the City permit, and a building permit alone does not let anyone injure the roots.

How we fix it: We plan the basement excavation around the root zone, hydrovac near large roots and file the arborist report and tree permit alongside the building permit.

Plan rejected on first submission

Underpinning and deep excavation are structural work. Drawings without an Ontario P.Eng stamp, a 1.2 m pin sequence and shoring details come back from Toronto Building, North York Civic Centre for revisions, which can add 6 to 10 weeks.

Neighbour objection mid-project

Shared walls and tight side yards mean the neighbour is part of the job. Skip the notice package and condition survey, and a complaint or variance objection can stop work for months.

A live utility strike

Gas, hydro, water and telecom lines run under almost every yard. Digging without Ontario One Call locates and hydrovac daylighting risks a strike that costs $15K to $120K and shuts the site down.

Underpinning and Excavation on North York Lots

North York bungalows have room for machines that downtown lots do not, which makes dig-outs faster and teardown rebuilds common. We also run 24-hour watermain and sewer response for local property managers.

Bungalow and Infill Services We Run

The services clients here ask us for most, listed by how often local conditions call for them. Every one is quoted in writing within 24 hours of the site visit.

We remove the slab and soil inside your existing basement, or dig a new-build basement from grade, so you gain the height for a family room or a legal second suite. On narrow Toronto lots we work through side yards under 1 m with conveyors and mini-excavators, stage soil in permitted bins and haul it off daily. Every dig-out is paired with the structural method our P.Eng specifies, then finished with weeping tile, clear stone, XPS and a new slab, which means one contractor owns the whole hole.

Riverdale 1920s semi dug out to 10 ft ceilings with zero cracks on the party wall ($186K incl. underpinning).

We take a knock-down rebuild from standing house to foundation-ready excavation without handing the site between trades. The same expeditor files the demolition and building permits, the same crew removes the old house, breaks out the old footings and slab, then digs the new foundation to the P.Eng and architect's drawings. Removing the handoff saves the one to three weeks that usually vanish between a demolition sub and an excavation sub.

We repair and replace private sewer laterals and water services across Toronto, and we answer emergencies around the clock. When a watermain bursts or a sewer backs up, a crew is on site within 4 hours with a hydrovac to expose the break without cutting other lines. A camera inspection tells us whether trenchless bursting or lining will work, which saves your driveway, or whether open-cut is needed, and we bill your insurer directly where coverage applies.

We excavate foundations for custom homes, laneway houses and additions across Toronto, digging to the footing depth your drawings and the 1.2 m frost line require. Our crew works from surveyed layout stakes, cuts the over-dig your forming trade needs, and benches or shores to O. Reg. 213/91 and the P.Eng design. Ontario One Call locates and hydrovac daylighting come before the bucket, and GCs get same-day call-backs, which means the forming crew starts on the day you planned.

Faster Digs on Wider Suburban Lots

Lots here are usually 40 to 60 feet wide, with driveways and side yards that let a mini or mid-size excavator reach the basement. That changes the economics of a dig-out.

  • Machine access means soil comes out faster than on downtown lots, often cutting a week off the excavation stage.
  • Driveway bins avoid most street occupancy permits.
  • Arterial access via the 401, Yonge, Bayview, Leslie and Bathurst lets our trucks reach Willowdale and Don Mills streets quickly and haul to receiving sites efficiently.
  • Tree protection matters: mature trees on many lots are protected under the Toronto Tree Protection By-law, so we hoard root zones and route machines around them.

Our 24-hour emergency crews also cover apartment and townhouse portfolios across the district. On one Sunday morning watermain break, we were on site in 3 hours and the trenchless repair was done by Tuesday.

Bungalows, Side-Splits and Custom Infill

Housing here is younger than downtown's, but the basements are still short of what owners want.

  • 1950s and 1960s bungalows in Willowdale, Bayview Village, Don Mills and Downsview typically have 7 ft basements on poured or block foundations. Dig-outs with underpinning or a bench footing are straightforward, and the wider floor plans make a bench footing a real option where the height gain is modest.
  • Side-splits and back-splits have partial basements at different levels. Lowering one level or excavating under a crawlspace to join them is common.
  • Custom luxury infill is replacing bungalows across Willowdale, Armour Heights and Bayview. These rebuilds need demolition, deep foundation excavation and often shoring against the neighbour's older, shallower footing.
  • York, Weston and Mount Dennis have older brick homes closer to the downtown pattern, with narrower lots and party walls.

Mature trees, long driveways and aging copper or galvanized water services are common threads across the district.

North York Civic Centre, Infill Zoning and Trees

Permits for these properties are handled by Toronto Building, with plan review through the North York Civic Centre district office.

Infill zoning and variances. Large custom rebuilds often need Committee of Adjustment variances for height, coverage or setbacks. We coordinate demolition and excavation timing with the hearing and the building permit so the lot does not sit idle.

Tree Protection By-law. Many lots here have mature trees that are protected. Excavation near them can need an arborist report, a permit and hoarding.

TRCA ravines. Homes along the West Don, the East Don, Wilket Creek and other ravines can fall within TRCA regulated areas, affecting exterior excavation, walkouts and grading.

Water services. Emergency watermain repairs on private services need a plumbing permit, filed after the immediate repair, and coordination with Toronto Water for the City-owned portion.

Clay Till, Ravines and Mature Trees

Most of the district sits on firm clay till that suits underpinning and deep foundation excavation. Around the Don River West Branch and its tributary ravines, soils change quickly and slopes need care, so our P.Eng reviews exterior work near the valley edge. Mature trees mean extensive root systems near foundations and laterals; tree roots are the most common cause of the clay and early PVC lateral failures we see here. Water services from the 1950s and 1960s are reaching the end of their life, which is why emergency breaks are a big part of our work here.

Why Willowdale to Weston Trusts Our Crews

  • Faster bungalow dig-outs with machine access on wider lots
  • Knock-down rebuilds with demolition and foundation under one contract
  • Shoring to protect older neighbouring footings on infill lots
  • 24-hour watermain and sewer response, on site within 4 hours
  • Tree Protection By-law and TRCA ravine experience

The quote went out 22 hours after the site visit. Pins were poured in engineered 1.2 m sequences with an inspection at each set, then the exterior was waterproofed and new weeping tile installed. The basement went from 6 ft 10 in to 9 ft 4 in and the job wrapped three weeks early.

Basement dig-out in a 1920s Riverdale semi with party-wall underpinning pins exposed Residential $186K

Riverdale, Old Toronto

Heritage Semi Dig-Out + Party-Wall Underpinning

The party wall was underpinned in short engineered sections with a condition survey of the neighbour's side before and after. Soil left through a conveyor so no heavy machine touched the heritage brick. The finished basement has 10 ft ceilings, a new slab, weeping tile and XPS insulation.

"Our 1890s Victorian in Cabbagetown had a 6 ft basement and a heritage designation that scared off two other contractors. Their expeditor got the permit through Toronto Building in five weeks because the P.Eng drawings were complete on first submission. The dig-out used a conveyor through a 0.8 m side yard, so nothing heavy touched the heritage brick. We now have 9 ft 6 in ceilings, new weeping tile and a slab ready for the finishing trades."

North York Dig-Out Questions

How much does a basement dig-out cost in North York?

The excavation scope of a 1950s or 1960s bungalow dig-out is often at the lower end of the $12K to $45K range, because machines can reach the basement. Underpinning or a bench footing is quoted separately on the same written quote.

Is a bench footing a good option for a 1950s bungalow?

Often, yes. Bungalow basements are wider than downtown semis, so losing a 0.6 to 1 m ledge around the perimeter hurts less, and benching costs less than full underpinning. Our P.Eng recommends the method after reviewing your foundation.

Do you do knock-down rebuilds in Willowdale and Bayview?

Yes. Our demolition excavation service removes the old house and footings and digs the new foundation to the drawings, with shoring where the new basement goes below the neighbour's footing.

How fast is your emergency response in North York?

On site within 4 hours, 24 hours a day. On a recent Sunday morning watermain break at a managed property, our crew arrived in 3 hours and finished a trenchless repair by Tuesday, with insurance direct-billed.

Do I need a permit to cut near a tree?

Yes, if the tree is 30 cm or more in diameter, measured 1.4 m above ground, and the work could injure it. A building permit does not cover tree injury, so the tree permit and arborist report are filed separately. We hoard root zones and use hydrovac near large roots.

Which office reviews my permit?

Plan review for this district runs through the North York Civic Centre office of Toronto Building. Our expeditor prepares the drawing package, files it and attends every inspection.

My home backs onto a ravine. What changes?

If you are in a TRCA regulated area, exterior excavation, walkouts and grading may need a TRCA permit and engineering review of the slope. Interior underpinning usually does not.

Why are so many bungalows here being dug out or replaced?

Most of the district went up in a rush after the war, as the population doubled from 85,897 in 1951 to 170,110 in 1956. Those bungalows now have 7 ft basements and aging water services, and the wider lots let machines reach them, which keeps dig-outs and rebuilds affordable.
